Flooring
If you have vinyl floors or carpet and those floors are beginning to look worn out, replace them with tile. Tile is a good upgrade and tenants like it just as much as anyone would like it in their own home.
Windows
Window treatments are another place where you can make a smart upgrade. If you’re willing to spend a few dollars on decent window treatments, that will make a difference in how your property looks.
Appliances
Make sure you have functional and attractive appliances. Lots of rentals have old beat up refrigerators or dishwashers that haven’t been replaced in over a decade. Spend a little money to buy new appliances. You will get better tenants, more rent and more maintenance in the long run.
Landscaping
Curb appeal is important to your rental home. If you upgrade your lawn and include shrubs and bushes in the front, it’s going to make a huge difference in how potential tenants see the property. Consider planting a palm tree and keep everything looking manicured. We work with many good landscape contractors who can make a difference for less than a thousand dollars.
